Details

This iconic project in a vibrant Belfast city centre location, occupies a prime position, with superb accessibility to restaurants, cultural venues, and prestige shopping at the nearby Victoria Square Shopping Centre.

This mixed-use development features 11,600m2 of retail and office accommodation, as well as options for 102 apartments.  The project comprises five storeys of prime office accommodation with a central atrium, two storey below ground basement parking for 150 car-parking spaces and two residential blocks rising up 9 storeys to house a possible 102 apartments or serve as additional office space.

The building is a concrete framed structure with substantial specialist glazed curtain walling to the external envelope. The construction of the building includes the following elements:

Substructure and Basement

Secant Piled Wall (approximately 200m in length), basement excavation, load-bearing piles, reinforced in-situ concrete ground beams, pile caps, retaining walls, ground floor slab and suspended upper floor slabs providing underground car-parking spaces and space for mechanical and electrical plant installations.

Offices

Reinforced in-situ concrete beams, columns and upper floors, precast concrete staircases, specialist planar glazing and curtain walling system to external envelope incorporating decorative ‘frit’ and coloured ceramic glazing with ‘brise-soleil’ and bespoke vertical fin solar shading features, feature glazed atrium roof with ‘bow-string’ truss arrangement, and sustainable ‘green’ roof construction. The offices are fully fitted out to Cat B standard.

Residential

Reinforced in-situ concrete beams, columns and upper floors, precast concrete staircases, specialist silicone pointed glazing system to the external envelope, incorporating Juliette balconies – providing space 102 luxury apartments.

The development is located in a restricted and challenging site in a busy city centre area with high rise car-parking to the rear and busy roads on all other elevations with continued heavy vehicle and pedestrian traffic. The site constraints resulted in a careful planning, coordination and management regime throughout the works to ensure road closures and traffic restrictions were minimised, fully coordinated and planned with the relevant statutory bodies.

The site received a Performance Beyond Compliance and a Silver award under the Considerate Constructors’ Scheme and was a Finalist in the CEF Construction Excellence Awards Commercial Construction Category.
